Those 2 are no longer avalaible on Themeforest and have not been updated for quite some time. Even if you have a copy of them (I have one of Ultimo) it will be a nightmare to make them work with latest version of Magento 2.

Ultimo was really great maybe the best theme for Magento 2 back then.

I like to use porto for most of my projects even if theres a lot of initial bloat once you tidy it up not a half bad theme. Highly customisable and if you know what you're doing with template files etc you can basically turn it into anything.
